The Superbonus 110% is now operational. Residential property owners, whether in condominiums or single units, can therefore seriously consider accessing the tax bonuses and proceed with energy and/or seismic renovations of their homes with convenient economic and fiscal solutions.

It is undeniable that to undertake the technical journey, it is necessary to rely on an organized structure capable of offering integrated design services and following the entire process from the pre-feasibility study to the completion of the works.

The procedure for accessing the Superbonus 110% (or the “minor” bonuses), including the request for credit transfer to a bank, can be summarized in a few steps:

  • Preliminary Analysis: Through integrated technical consultancy, a pre-feasibility study is conducted to verify the characteristics of the property, the expectations of the owners, and any technical obstacles to accessing the Superbonus 110%. This phase, which includes document collection and verification, is offered free of charge by our Group.
  • Assignment for Further Design Activities: Once the feasibility of the operation is verified, the professional assignment is entrusted. This step is crucial for the credit transfer request: the bank requires documentation that includes the building permit submitted for the execution of the works (scia, cila, or pdc if necessary) and the construction contract stipulated with the company that will carry out the work, as well as the certifications of the possibility of moving up 2 energy classes.
  • Start and Execution of the Works: The construction site is started; the professionals oversee the Construction Management (architectural, systems, possibly structural) and issue the Work Progress Reports, certified by them and validated by the Compliance Visa from an Accountant. This documentation is sent to the credit transfer bank, which will pay the invoices of the company and professionals. The progress reports are required by law at 30% and 100% of work completion. Some banks offer the possibility of additional liquidations (e.g., 60%).
  • Completion of Works: Upon completion of the works, the professionals provide the final energy certification and its submission to the Enea portal. Subsequently, the final tax certification will be issued.
